AHAR's relationship with Raysut Industrial City — Dhofar's premier industrial zone, strategically positioned adjacent to the Port of Salalah and just 4 km from Salalah International Airport — spans more than a decade of successive contracts. The city was established under Oman's 5th Five-Year Plan (1996–2000) and first opened in 2001.

The partnership began with civil and infrastructure works at the industrial estate in 2009, supporting the city through its first decade of growth — when tenants included food processing, building materials, and petrochemical operations. A 2012 expansion further enlarged the serviced industrial land ahead of major capacity additions, providing foundational road networks, utility connections, drainage systems, and plot-servicing infrastructure.

Between 2019 and 2021, AHAR delivered the landmark comprehensive infrastructure contract for a 1,141,948 m² expansion. The scope was exhaustive: 8.3 km of potable water distribution networks, 7.9 km of combined sewage, firefighting, and irrigation pipelines, a standalone sewage treatment plant with a 1,000 m³/day capacity, a complete road network with modern LED street lighting, stormwater drainage channels, telecommunications infrastructure, and gas distribution networks.

The scale of investor appetite tells the success story: 90% of the new plots were pre-leased before a single metre of infrastructure was built. By 2023, the city had drawn 221 projects with a plot occupancy rate of 97%, hosting 4,156 workers. The three contracts together demonstrate AHAR's long-term strategic partnership with Madayn and its proven capability to deliver complex, phased industrial infrastructure that directly enables economic diversification in line with Oman Vision 2040.
